Let and full management service

  • Carry out an inspection of property to determine Advised Letting Value.
  • Provide you with our letter of engagement for signing.
  • Photograph the interior and exterior of the property for the purpose of establishing its condition and to market / advertise the property.
  • Show property to prospective tenants.
  • Request references/screen prospective tenants.
  • Agree an inventory of the contents of the property with the tenant.
  • Get the lease signed by the tenant and give the keys to the tenant.
  • Read meters and arrange for the transfer of utilities into the tenant’s name.
  • Notify the tenant of our contact details and processes for any aspect of their letting where they to correspond with us, your letting agent.
  • Accept the security deposit and advance of rent.
  • Register the tenancy with the RTB. This is an additional €90 fee.
  • Arrange for rent collection and remittance to landlord.
  • Carry out inspections of the property when deemed necessary or at the request of the client.
  • Act as the point of contact for tenants in relation to all repairs and maintenance and arrange as necessary for:
    • Repairs/replacement of damaged items
    • Maintenance of essential items and services
    • Grounds maintenance
  • Provide the client with a statement for each rental payment.
  • Provide the client with copies of third-party invoices on each statement if any.
  • For declared non-resident landlords, to make payment of non-resident tax liabilities directly to revenue on their behalf. (NOTE – this is a payment only, this does not constitute a tax return)
  • When requested by the client, provide annual statements to the client or a nominated accountant or third party.

At the end of a tenancy

  • Retrieve the keys from the tenant.
  • Note the readings on the meters and transfer into new tenant name or client name if property vacant for any period.
  • Carry out an inspection of the property noting any visible changes from the initial condition.
  • Photograph the interior and exterior of the property.
  • Check the inventory of the contents of the property.
  • Assess the extent of repairs/maintenance work necessary and advise client accordingly.
  • Calculate the amount, if any, of the “security deposit” to be deducted to cover breaches of the tenancy and appraise Client.
  • In preparation of a new tenancy where the agent deems necessary to advise the client of potential upgrade works and normal tenancy turnover works.
  • When appropriate notice is given carry out viewings in the final weeks of an existing tenancy where possible, in order to minimise the vacant period between tenancies.
