There is no fee to a tenant for renting your new home through Hummingbird Property Services.
We will require some or all of the following:
- A security deposit and a month’s rent upfront
- Employers reference
- Previous Landlord’s reference
- Bank reference or copy bank statement
- If self-employed, a professional reference i.e. from an accountant or solicitor.
When we open a property for viewing you will be allocated a time to view. We do our best to always dedicate at least 10 minutes per viewing to each individual, family or group. By doing this we find that people are more comfortable at the viewing and will talk more easily with us, asking any questions you may have.
At the viewing anyone expressing an interest in the property will be asked to complete an application form. You will be advised of our decision-making timeline.
An application must be complete with all supporting documentation submitted for consideration. Our process thereafter is to consider all complete applications and verify references for decision.
We can hold the property exclusively for the successful applicant with payment of a non-refundable holding deposit. A final consultation will take place with the property owner and we proceed with moving the successful applicant into the property. If the property owner wishes for us to carry out more viewings or see more applications the holding deposit will be returned.
The holding deposit will become your security deposit should you successfully proceed to go ahead and sign the Tenancy Agreement and move into the property.
